The Action: This three-storey residence in the Dufferin Grove community was inspected by realtors at an agents-only open house and about 20 buyers with private showings. Two buyers quickly came forward with a bid.
What They Got: The previous owners of this 3,966-square-foot residence rebuilt and restored it as a single-family home with five bedrooms, five bathrooms and several entertainment and study areas with a mix of classic and contemporary features, from original arched windows to new crown mouldings.
There are ten-foot ceilings on the main floor, where there is a grand foyer, a living room, a fireside dining space and a kitchen with a large island, plus a sunroom and studio with walkouts to the patio and private backyard.
Ceilings rise nine-feet above three second floor bedrooms, including a master suite with a second refurbished fireplace, a walk-in closet, a private bathroom and rooftop deck.
The third floor is occupied by two bedrooms and a small kitchenette.
Additional assets consists of a games room in the basement and a private four-car driveway to one side of the 60- by 147-foot lot.
The Agent’s Take: “This was a really large 60-foot lot and a detached house with a considerably larger footprint than most in the neighbourhood,” agent Paul Johnston said.
“The backyard is west-facing with ideal sunlight, so it would be phenomenal for someone who wanted to drop in a decent-sized swimming pool, which is pretty rare in core downtown neighbourhoods, … and it’s a total dream for gardeners.”
Buyers also valued the work that went into redesigning this former multi-unit property, including the conversion of the garage into a studio. “[My clients] created a really bright, usable and friendly room from what was formally just a garage,” Mr. Johnson states.
“A fair number of homes of this size were, over the years, divided into multiple units. So to find a house on that size lot, detached with the level of finish that it had as a single-family [home], is pretty rare.”
